This site exists because the national VA lenders dominate the search results but their Idaho content is shallow. National lenders won't tell you that Bannock County property tax runs about 0.75% versus Ada's roughly 0.65%, or that Idaho's disabled-Veteran property tax reduction takes up to $1,500 off the bill for 100%-rated Veterans, or how IHFA down payment assistance works alongside VA financing. That's the gap I close.

My focus
After working a broader mortgage practice for years, I narrowed in on Idaho VA loans because the depth required to do them well doesn't fit a generalist approach. There are too many ID-specific factors — county-by-county property tax, base-specific BAH dynamics, the disabled-Veteran property tax reduction, IHFA down payment assistance eligibility nuances, NADL for tribal lands, community infrastructure district assessments. Each of these has cost Veterans real money when handled by a lender who isn't paying attention.
